Quick Answer
Is it financially better to buy a house now or invest first?
Compare the same starting cash and monthly budget under two paths: buying now with a home loan, or renting and investing before buying the same home later. The result changes with rent, loan cost, investment return and property appreciation.

Formula & Context
A Calculation Is
Not a Forecast.
How It Works
The model matches starting cash and monthly cash flows. The lower-cost housing path invests the monthly difference, while the buy-now path builds home equity through principal repayment and property appreciation.
Example
For a ₹1 crore home with a ₹20 lakh down payment, the result can change materially with the loan rate, rent, Nifty 50 return assumption and property appreciation. The calculator therefore keeps every major assumption editable.
When It Is Useful
Use this to compare the financial trade-off between buying now and delaying a purchase. It does not capture non-financial benefits such as housing stability, emotional preference, school continuity or the value of owning a particular property.

Frequently Asked
Questions.
These answers explain the mathematics and limitations. They do not assess whether a particular investment or strategy is suitable for you.
Why does the calculator include rent?
The wait-and-invest path still needs housing. Rent is treated as a real cash cost and can rise over time using the annual rent-growth assumption.
How is the Nifty 50 comparison kept fair?
Both paths start with the same cash and receive the same monthly cash flow. In each month, whichever housing path costs less invests the difference using the same return assumption.
Does a higher Nifty 50 assumption mean waiting is better?
Not automatically. Property appreciation, rent growth, loan interest, purchase costs and the comparison period all interact. The Nifty 50 return field is only a scenario assumption and actual returns can be much lower or negative.
Are home-loan tax benefits included?
Only if you enter an annual benefit in Advanced Options. Eligibility and tax value are personal and can change, so the default is zero rather than assuming a benefit.
